My heat is not working right. My landlord was informed a month ago. He told me I needed oil (which I didn't) I put 100 gallons in and it still wasn't working. I finally had to call someone to come service it (I had to pay for this service). It still doesn't work. What do I need to do legally to get this resolved? Thank you.

Apartment is infested with cockroaches in Columbia, SC. Other tenants are experiencing same problem. Although they have sprayed numerous times, contributing to environmental pollution and potential health hazard due to chemicals, the problem persists and his horriflying. I can barely sleep for fear a cockroach will bite me or enter my ear canal. Can I break my lease for their failure to maintain a sanitary and safe complex?

Jackie,

You must give the landlord a formal 14-day notice and opportunity to clear up the infestation. Be sure to take photographs to show that your apartment is kept clean, because often disputes arise as to who is at fault for pests like mice and cockroaches. You can read more about the legal procedure here:

My Florida lease expired in 2011 and I have stayed on a month to month basis. My apartment is swarming with termites. Landlord has fumigated twice, but is not enough and termites are back again. Please advise what type of notice I should give to move out by the end of May. I have paid the last month and a security deposit.
Thank you.
