Mother (Edith) signed over general POA to Daughter (Mary) in November 2001 in California. Edith directed Mary to purchase a small house in Hawaii for 90K and put that house in Mary's name as payment for a debt in which Edith felt obligated to Mary in January 2002. Mary continued caring for Edith very well until Edith Died in 2009.

In 2010-2012 Mary is being sued by her sister in Washington State. What are Mary's affirmative Defense Options?..
