My 77 year old sister has a single wide old trailer she has lived in for more than 20 years. It is on a rented lot outside of St. Joseph, Mo. Now she must move into town. Everyone is telling her the landlord will never let her move (sell) the old trailer. The concept being that it has been on the property and tied down so it has become his property. She has paid rent and licenses -taxes and the utilities. How can I find out her legal rights to move and sell the trailer. It is not worth much but probably $1,000 to someone.

Whether the trailer has become real estate depends on whether it has been permanently attached to the land by someone who owns both the land and the trailer. See Missouri Statutes section 700.111:

This would indeed be a civil matter between you and the company. You could try small claims court as a way to bring a claim. Contact your local courthouse for the forms and procedures.

I bought my mobile home in 2009 and it is in the park, I am currently wanting to sell my mobile home to a buyer who also lives in the same park the buyer lives with her mother, the buyer is a single mother with 2 children. the mobile home park owner has denied her application due to no credit history. the mobile home park owners, is requesting the buyer to have a cosigner on a 330 dollar pad rent. the buyer works at a nursing home close to the mobile home park, she walks there because she has a disability to where she cannot drive. I as the owner of the mobile home am willing to transfer over my deposit that I paid in 2009 along with the interest, and the mother of the buyer has a guaranteed disability check every month to make the payment, the mobile home park owners are still denying my right to sell my mobile home to the buyer by refuseing her application, but yet she still resides with her mother in the same park. I need to know how they can refuse her application to be in the mobile home park when she already lives in the same park.?
