Terms Used In Kansas Statutes 58-4122

  • Appraisal: A determination of property value.
  • Appraiser: means a person who develops and communicates real estate appraisals for real estate-related financial transactions and holds a current valid certification or license issued to such person under the provisions of Kan. See Kansas Statutes 58-4102
  • Specialized services: means those appraisal services which do not fall within the definition of appraisal assignment. See Kansas Statutes 58-4102
  • State: when applied to the different parts of the United States, includes the District of Columbia and the territories. See Kansas Statutes 77-201

A client or employer may retain or employ a state certified or licensed appraiser to act as a disinterested third party in rendering an unbiased estimate of value or analysis. A client or employer may also retain or employ a state certified or licensed appraiser to provide specialized services to facilitate the client’s or employer’s objectives. In either case, the appraisal and the appraisal report must comply with the provisions of this act.
