City: includes incorporated city, city and county, municipal corporation, municipality, town and incorporated town. See California Financial Code 13
Corporation: A legal entity owned by the holders of shares of stock that have been issued, and that can own, receive, and transfer property, and carry on business in its own name.
Deed: The legal instrument used to transfer title in real property from one person to another.
department: means State Department of Health Services. See California Health and Safety Code 20
Fiduciary: A trustee, executor, or administrator.
Jurisdiction: (1) The legal authority of a court to hear and decide a case. Concurrent jurisdiction exists when two courts have simultaneous responsibility for the same case. (2) The geographic area over which the court has authority to decide cases.
Lineal descendant: Direct descendant of the same ancestors.
Mortgage: The written agreement pledging property to a creditor as collateral for a loan.
Person: includes any person, firm, partnership, association, corporation, company, limited liability company, syndicate, estate, trust, business trust, or organization of any kind. See California Financial Code 18
State: means the State of California, unless applied to the different parts of the United States. See California Health and Safety Code 23
Trustee: A person or institution holding and administering property in trust.
Trustor: The person who makes or creates a trust. Also known as the grantor or settlor.
