(1) subdivide a single lot into not more than four lots;(2) provide legal and physical access to a public highway or street for each lot created by the subdivision;(3) not contain or require a dedication of a street, right-of-way, or other area;(4) not require a vacation of a public dedication of land or a variance from a subdivision regulation.(b) The platting authority shall waive the preparation, submission for approval, filing, and recording of a plat on satisfactory evidence that the subdivision meets the requirements of (a) of this section and each lot created by the subdivision is five acres or larger.
