- Appraisal: A determination of property value.
- County: includes city and county. See California Health and Safety Code 14

- Deed: The legal instrument used to transfer title in real property from one person to another.

- Fair market value: The price at which an asset would change hands in a transaction between a willing, informed buyer and a willing, informed seller.

- Lien: A claim against real or personal property in satisfaction of a debt.
- Mortgage: includes a trust deed, "mortgagor" includes a trustor under such trust deed, "mortgagee" includes a beneficiary under such trust deed, or a trustee exercising powers or performing duties granted to or imposed upon him thereunder, and "lien" in respect to real or personal property includes a charge or incumbrance arising out of a trust deed. - Mortgagor: The person who pledges property to a creditor as collateral for a loan and who receives the money.
