Terms Used In Alaska Statutes 34.07.120

  • apartment: means a part of the property intended for any type of independent use, including one or more rooms or enclosed spaces located on one or more floors, or part or parts of the floors, in a building, regardless of whether or not it is destined for a residence, an office, the operation of any industry or business, or for any other use not prohibited by law, and that has a direct exit to a public street or highway, or to a common area leading to the street or highway.   • common expenses: includes
    (A) all sums lawfully assessed against the apartment owners by the association of apartment owners. See Alaska Statutes 34.07.450
  • Grantor: The person who establishes a trust and places property into it.

In a voluntary conveyance the grantee of an apartment is jointly and severally liable with the grantor for all unpaid assessments against the latter for the grantor’s share of the common expenses up to the time of the grantor’s conveyance, without prejudice to the grantee’s right to recover from the grantor the amounts paid on the assessments by the grantee.
