action: includes any matter or proceeding in a court, civil or criminal. See Alaska Statutes 01.10.060
common expenses: includes
(A) all sums lawfully assessed against the apartment owners by the association of apartment owners. See Alaska Statutes 34.07.450
Lien: A claim against real or personal property in satisfaction of a debt.

An action to recover a judgment for unpaid common expenses is maintainable without foreclosing or waiving the lien securing it.
