(1) All community association manager applicants must satisfactorily complete a minimum of 16 in-person classroom hours of instruction of 50 minutes each within 12 months prior to the date of examination. No applicant shall be allowed to take the licensure examination unless the applicant provides documentation of completion of the requisite prelicensure education. Each contact hour shall consist of at least 50 minutes of classroom instruction.

    (2) The 16 hours of prelicensure education shall be comprised of courses in the following areas:
    (a) State and federal laws relating to the operation of all types of community associations, governing documents, and state laws relating to corporations and nonprofit corporations – 20%;
    (b) Procedure for noticing and conducting community association meetings – 25%;
    (c) Preparation of Community Association Budgets and Community Association Finances – 25%;
    (d) Insurance matters relating to Community Associations – 12%; and
    (e) Management and maintenance – 18%;
    (3) In-person classroom hours of instruction means that required hours must be in person or from interactive, real-time courses. An interactive, real-time course may be a web-based, satellite-transmitted, telephone or video conference, or online instruction program that allows or requires the applicant to interact in real-time, including live chat, with the instructor during the presentation of the program or in a question and answer session upon completion of the program.
